_Lead Construction Superintendent _ 1.
*Supervisory:* Supervises all onsite construction activities, personnel, and equipment.
Informs the Project Manager of any equipment maintenance requirements and is diligent in timely return of checked out equipment and ensures materials or equipment returned to the warehouse is stored properly.
Weekend work and adjusted hours may be necessary on a case by case basis.
Superintendent must be on-site at all times when subcontractors are present.
2.
*Safety:* The project superintendent is designated on-site officer and is fully responsible to maintain proper safety means and methods for all trades and activities.
Conducts weekly on-site safety discussions with subcontractors and db employees.
Conducts daily safety inspections of all activities and maintains on-site safety repots, records and posters.
Maintains MSDS file and is trained in first aid.
Verifies that subcontractors have signed db safety sheet (delivered with work order) before working on project.
(Confirm with office personnel) Safety incidents/accidents must be reported immediately to the Project Manager and Construction Workerager.

*Construction Schedule:* The project superintendent works directly with the assigned Project Manager to develop and update the construction schedule.
This schedule should be reviewed on a minimum bi-weekly basis and adjusted as necessary to coordinate field activities and to maintain or improve the schedule to make up for the lost time due to weather or other delays.
The superintendent is responsible for placing subcontractors and suppliers on notice when they are not meeting the schedule or manpower commitments.
Coordinates and expedites on-site subcontractors, db employees, suppliers, equipment rental companies, testing laboratory services and maintenance of on-site records to affect the schedule.
4.
*Construction Drawings & Specifications:* Reviews and understands construction drawings and details.
Notifies Project Manager of discrepancies and errors on drawings and details.
Maintains accurate as-built information on all aspects of the project and transfers that information on a clean and legible set of plans within two weeks of completion of the project.
5.
*Communication:* Keeps Project Manager, safety officer and another other company management personnel informed on a need to know basis of any major event which may affect the project, safety, and/or security.
Notifies assigned Project Manager on a timely basis of their absence from the job site during normal working hours.
6.
*Daily Labor Time Reports:* Reviews and approves time reports for hired labor help, or any other db employees assigned to job site.
7.
*Construction Quality:* Responsible to achieve and maintain the highest level of quality for all construction activities through daily inspections of all phases of work being performed.
Identifies workmanship that does not meet an acceptable level of good quality or does not meet the specifications and ensures that corrective action is taken to correct such deficient work.
8.
*City and State Inspections:* Schedules on a timely basis all applicable building, site and state required inspections.
Meets and discusses with the inspectors to fully understand any deficiency and what corrective action needs to take place and initiates necessary action.
9.
*Maintains the following on site records:* a.
Current construction drawings and specifications b.
Daily construction log reports and photos (turned in weekly as a minimum) in email format.
c.
MSDS file d.
Safety report file and log e.
Work Order and Purchase Order File f.
Change Order file g.
Testing Report file h.
Construction schedule i.
Letters of notice to subcontractors and suppliers j.
RFI log to architects and engineers k.
Maintain as-built drawings on an ongoing basis for owner and city records 10.
*Construction Services: *Arrange with office personnel for waste containers, placement of job trailer, job toilet facilities, temporary power, temporary water, and equipment/tool rental.

*Layout: *Works with surveyor to establish property corners, building corners, and benchmarks.
Verifies subcontractor layout of all key dimensions for accuracy.
Verifies final placement of all structural anchor bolts, embeds and any other items prior to commencement of work.
Ensures all prep work by a subcontractor is accepted by another if applicable.
12.
*Meetings: *Attends and actively participates in the job site meetings with the owner or owners’ representatives, architect, Project Manager, subcontractors, and suppliers as necessary.
Attends quarterly safety meetings at the main office.
Attends company arranged training seminars on safety, first aid, and management.
13.
*Disciplinary Action: *Takes disciplinary action on employees as required to eliminate tardiness, unsafe work habits, poor workmanship, laziness, carelessness, and hazards to others by following established company guidelines.
14.
*Security: *Responsible for complete job site security.
Ensures that all tools and equipment are properly secured from theft and damage.
Reports thefts to main office and local police authority.
Expensive company and rental equipment/tools shall not be left in job trailer overnight.
15.
*Punchlist: *Participates in post construction walk-thru to assist in identifying punch list items.
Contacts all subcontractors in a timely manner once the punch list is distributed to endure a quick completion.
Notifies Project Manager of any issues with any subcontractors not responding.
Requires the subcontractor’s designed representative to walk all associated items and sign off as complete prior to leaving the job site.
Job Type: Contract Pay: From $95,000.
