Description:
The Maintenance Supervisor reports to the Property Manager and is responsible for all operational activities associated with the Company’s objective of creating value through the development, ownership, and operation of remarkable assets.
General Focus Areas
Respond to facility operational issues including, but not limited to, cooling and heating systems, plumbing, electrical, equipment malfunctions and all resident work orders
Bid out vendor work and contracts as needed
Attend team meetings as required by Property Manager
Must be on rotation for “on call” schedule with other engineers and be available to work off hours for property emergencies when needed
Maintain tool inventory
Monitor, complete and close out daily work orders
Perform regular and ongoing walk-through of facility checking overall appearance, functionality and maintenance issues.
This includes common areas, restrooms and building support areas
Monitor common areas, identify problem areas and correspond with appropriate parties to ensure compliance
Monitor loading docks, garage and trash areas; ensure resident compliance with usage
Assist the Property Manager in creating maintenance budgets within budget time frame and requirements.
Adhere to budget throughout the year to maintain profit of the property
Maintain good contact with residents, review operational issues and provide requirements/suggestions to improve operations.
Identify any negative trends immediately
Work with resident coordinator to ensure new resident tie ins are accomplished prior to opening Identify when a new resident is pirating utilities
Annually procure permits for all related building operations to include Fire/Life Safety, Elevators, Alarm systems, and back flow preventers
Monitor and perform periodic maintenance to HVAC building systems.
Perform routine maintenance to include lubrication, adjustment and treatment on a periodic basis
Run Fire/Life Safety equipment weekly, in accordance with City code and document on activity log
Meet with Fire Marshal as needed and complete any requests or notices
Assist with any property litigation as needed
Load test generators on an annual basis and document on activity log if applicable
Inspect facilities for potential mold conditions and eradicate when needed
Manage periodic and routine maintenance on all facilities to include Property repairs, painting and up-keep
Replace filters on all HVAC equipment quarterly, make adjustments to all mechanical equipment and document on activity log
Regularly meet with vendors, ensure all contracted processes meet agreed specs
Recruitment and development of new and existing employees
Provide coordination in all resident-related work, make-readies
Maintain all Preventive Maintenance logs
The Maintenance Supervisor is an extension of Parkway and is expected to conduct oneself in a professional manner at all times
Responsibilities may be added or deleted at any time at the sole discretion of Senior Management, as deemed necessary

Requirements:
Minimum of 2 years practical experience in multi-family engineering
